Your First Step Toward Florida Condo Safety Compliance

Florida’s new milestone inspection law requires most condominium buildings to complete structural inspections at 30 years of age — or 25 years if located (within 5 miles) of the coast. EIRS offers milestone inspections to help buildings comply, avoid penalties, and prepare for long-term repairs.

SIRS & Reserve Study Support

EIRS collaborates with professional reserve analysts and can provide the visual documentation, repair scopes, and cost estimates required to support their financial analysis. We also assist boards in understanding which repairs qualify under Florida’s non-waivable reserve funding requirements.

For SIRS/Reserve studies we can either:

  1. Have one of our reserve analysts complete a SIRS or Reserve Study from scratch for an association.
  2. Review a SIRS or Reserve study created by another firm to see if we can save your association money.

We recommend having your SIRS reviewed every 3 years to ensure that it is still providing the support it should. Things such as major changes in inflation rates, trade law changes that significantly impact supply costs, and other factors can throw what was originally a really well made study off track.
